NorthBridge Sourcing Scope and Supplier Document Review

NorthBridge Sourcing reads a reds10 search as a prompt to compare other modular and portable systems. The work is a written scope check. It is not a builder appointment and it does not claim authorized dealer status. Send project requirements when the six fields are known, even if a load value is still marked unknown.

Send Project Requirements
  1. Building use and occupancy
  2. Footprint, height, bay or module grid
  3. Wind, snow and seismic criteria if available
  4. Code jurisdiction and site location
  5. Quantity and release phasing
  6. Destination and who receives the truck

Shell package beside a broader scope

The two columns are scope labels, not two named models and not two prices. A cell that says buyer means that work stays outside the factory package until a supplier writes it in. A lower shell figure can sit next to a larger installed figure without either one being a market discount. This desk has no paired quotations from which to publish a percentage.

Documents each supplier should attach

  • DWG

    Frame or module drawings

Member sizes, clear span or module dimensions, eave height and bay spacing on the sheet that matches the quote revision.

  • LOAD

    Design criteria sheet

Design live load, design dead load, wind speed, wind exposure category, ground snow load and seismic design category, each with the code edition used.

  • WELD

    Weld and steel references

Ask whether AWS D1.1 and AISC 360 are the standards the shop applied to this frame. A homepage mention is not the shop packet.

  • QA

    Plant quality file

If IAS AC472 or ISO 9001 is offered, the file should name the plant and the date range. This desk does not hold those certificates.

Volumetric modular construction finishes more work before the truck leaves. Panelized construction can pack more efficiently and then needs a longer site sequence. Standard layouts compare faster when the project fits published dimensions. A custom span, an unusual snow load or a tight transport envelope pushes the brief toward project-specific engineering. NorthBridge Sourcing records that choice; it does not pick the code path for the buyer.

Questions while the quotes are still open

Which costs must stay outside the frame price?

Freight to the destination, duties if the route crosses a border, sales tax, foundation concrete, permits and a crane the quote did not name. Blending them makes the next supplier look expensive for doing more work.

What if the wind speed is still unknown?

Mark it unknown and give the city or county. A factory assumption is only an assumption until the authority having jurisdiction or the project engineer states the criterion. Do not treat one wind speed as a default for every US site.

Can a manufactured-home label cover a site office?

HUD Code applies to manufactured housing under that program. A relocatable office or classroom reviewed under IBC is a different path. Mixing the labels makes the document request useless.

Who decides that an alternative is acceptable?

The buyer and the project professionals they appoint. This desk lines up quotations and missing lines. It does not stamp drawings or claim the searched brand will supply the building.

Review inquiry options before you send the brief.

Ask factories for the same scope

Write the use, the dimensions, the jurisdiction and the destination. Optional budget and supplier preference can sit in the same form. They do not replace a quotation.
